August 2009 Right now the real estate market is full of slow moving
properties, foreclosures, and lots of available homes. If you have a
property on the market or thinking about it, you have to do
everything you can to make your property stand out over another
piece of property. You want to stage your home so it looks welcoming
and attractive to all possible buyers.
This is called ‘home staging’. First impressions are VERY
important.
Buyers usually purchase through emotion and make their decision
sometimes within minutes of walking in the door, so making a
property feel like a home is key! You want the person to envision
themselves living in the property; in every room. This means
grooming from the outside in. Trim bushes, put down fresh sod, and
make the yard look open and clean. On the inside, decorate well, get
rid of clutter, and have good traffic flow. Sit and make a list of
the positive aspects of your home, then highlight them. Remember,
less is more. Get rid of magnets on refrigerators, heavy window
treatments, and poorly looking rugs. Have fresh flowers on hand the
day a buyer comes. And get rid of the pets that day. Leave room in
your budget for making invaluable improvements before putting your
house on the market and you have a better chance of selling. .
